BRIEF ExA are currently developing public realm proposals for a new urban quarter within Manchester city centre located close to Piccadilly Train Station. The development includes the creation of approximately 350 PRS units along with a series of new commercial units located at ground and first floor levels. The site is covered by the Aytoun Street Strategic Regeneration Framework (SRF) which sets the principles on which the site’s development will come forward. ExA is responsible for all the public realm included within the SRF area and is working with the client to create a unique character for the site through the public realm design.

CONCEPT Spaces being developed include a new ‘urban garden’ at the centre of the scheme along with a series of new streets and access routes between the proposed buildings and along the canal edge. The aspiration is to create a green external environment in which the buildings sit resulting in a unified sense of place across the development. As part of ExA’s commission we are also developing proposals for a communal podium located at first floor level above a resident’s car park and a series of smaller roof gardens located on the rooftops of the proposed and refurbished buildings.
