Heritage reimagined: a vibrant new landscape at York’s iconic Rowntree’s factory, blending historic character with contemporary living.

Cocoa Works

York

ExA have worked closely with Latimer to create a beautiful new landscape setting for the former Rowntree's factory in York, carefully responding to the site’s rich heritage while introducing a contemporary environment for residents and visitors. The historic factory, originally built in the 1890s by the renowned businessman and philanthropist Joseph Rowntree, has been thoughtfully brought back to life and transformed into 279 high-end apartments, complete with café and concierge amenities. The landscape design was developed to complement both the historic architecture and the new residential use, creating a welcoming and cohesive setting across the site. The design includes a publicly accessible landscape with expansive lawns and seating areas, with a natural play area set amongst mature trees, while a private residents’ garden offers quieter spaces designed to support the needs of the new community.

A modern extension has been added to the old library building which houses the concierge service. The extension has a climate controlled area, which has been designed especially to grow cocoa tree (Theobroma cacao) saplings, a nod to the old on-site factory hothouse in which cocoa, sugar cane and vanilla were cultivated. Exterior Architecture advised on the specification and required conditions to allow the trees to thrive.

The newly designed landscape, together with a contemporary architectural pavilion, enhance the setting of this striking historic building, whilst creating a new accessible and inviting hub for residents and visitors alike.
